Serenbe Transfer Fee
In order to maintain Serenbe’s defining principles of a sense of community, preservation of open space, education and self development, all buyers are required to pay a tax deductible transfer fee to the Serenbe Institute for Art, Culture, and the Environment at the time of closing.
These funds are used by the Institute for the creation of community events and programs, the land trust, and other community initiatives identified by the Institute. The fee is one percent (1%) of the total purchase price of a dwelling or three percent (3%) of the total purchase price of an unimproved lot.
Serenbe HOA Fees
All land owners in Serenbe pay yearly home owner’s dues to the town association. This fee is prorated at closing and due in January of each year.
The HOA fee supports the Serenbe Town Association in maintaining all common areas, the irrigation system, the recycling center, all private streets, signage and other expenses deemed necessary to maintain the community.

Trash Fees
Twice weekly trash collection is provided by the HOA and is billed separately at $25/mo in the annual statement.
Wastewater Fees
Serenbe’s water source is supplied by the City of Atlanta. The wastewater is processed privately and reused in a drip irrigation system. The service for the wastewater management is also billed separately at $55/mo every month.
